As March next year creeps closer with no sensible solution for UK expats anywhere in sight, for some the only way forward is to sell their property and relocate elsewhere, either to the home country or to another expat haven. If you’re in a hurry, three easy ways to maximise the viewing experience for potential buyers take little time and can be highly effective.

The first tip is de-clutter your home as much as possible, as it’s hard for buyers to get beyond the ‘lived in’ look and see the potential for their own expat lifestyles. It’s tricky to keep a house obsessively tidy whilst living in it, but the results are well worth while. Removing used crockery and ashtrays from tables, keeping your kitchen worktops clean, storing all cleaning equipment and supplies well out of sight and tidying up the garden are all ways to present your property at its most attractive.

Getting creative with your interiors helps buyers imagine what it would be like to live full-time in your house, and takes little time or money to be effective. Placing a pretty bowl crammed with local fruits on a table, arranging two glasses and a bottle of wine on a side table, adding a vase or two of flowers and offering a glass of iced water to viewers all help strangers feel at home. Also, buyers like light and brightness, with opening all shutters and blinds and even leaving on a light or two the best ruse, even on a sunny day.

However efficient any potential buyers’ real estate agent is, you’re the one who can literally sell your own home to strangers simply by guiding them to your favourite spot for relaxation. Terraces are good for this, as admiring views of your garden, pool area, the surrounding greenery or even your spacious living room keeps the viewing informal and relaxed, letting you point out your property’s advantages in a friendly manner.
